Maintenance
Your new home will be professionally inspected and prepared by one of our onsite maintenance associates. Our standard practices include ensuring all areas of your new home are clean and functional.
Yes, we do have on-site maintenance.
Work orders may be submitted online through your Resident Portal.
Maintenance work orders are completed by one of our experienced onsite maintenance team members.
No. You may provide permission for us to enter when you submit your work order through your Resident Portal or by speaking with one of our onsite team members.
The onsite leasing office is able to assist during regular office hours. We do not provide after-hours lock out services.
You may customize your home with non-permanent decorations. Any modifications you make to your home during your residency may incur a charge at the time of move out. Charges are incurred when maintenance is needed to return your home to its original condition at the time of move in.
Amenities
The Overlook Apartments offers exterior amenities on multiple levels, including a pool and spa area with cabanas, an outdoor fireplace seating area, BBQ's with dining areas, and indoor clubroom with full kitchen, conference room, business center, a fully equipped fitness center with both cardio and strength training, a yoga room, dog park and garages.
Our pools and decks are open everyday from 8AM - 10PM
Yes, we offer parking on-site.
Each unit has its own full size washer and dryer.
Yes, The Overlook is a pet friendly community.
The pet security deposit is $500 per pet. Maximum of two pets.
The Overlook Apartments does not have any weight or breed restrictions for pets. We allow two pets per apartment.
Yes, there is a pet park on-site.
Standard stainless steel appliances in our apartment homes include gas range/oven, microwave, dishwasher and refrigerator. Full size washer and dryer are also in your apartment home.
No, we do not offer furnished apartment homes.

We offer short-term leases at The Overlook. You may discuss options with our leasing team.
No, leases may be in the name of the individual occupying the home. We do not allow sub-leasing at our communities.
Quiet hours are 10PM - 8AM, contact office for fees for specific areas and dates.
No, we do not offer package concierge services. However, we do offer Amazon parcel lockers for your convenience.
Our fitness center is open 5AM - 11PM everyday.
We provide a fully equipped on-site fitness center. including multiple and varied cardio and strength training equipment as well as a yoga room.

Applications are often approved in 72-hrs. Please carefully review the rental criteria, which is available as part of your application, to avoid any delays in processing your application.
We require a holding deposit of $250 and an application of $60 per application when applying for your new home. You will pay the remaining balance of your security deposit and first month's rent, or a prorated portion, at the time of move in.

AT&T is the provider for internet and cable. We are an instant-on community. Scan the modem in your new home, upload the app and you are all set.
Yes, our community offers a resident referral fee. Your on-site leasing office will provide more details.
The Overlook Apartments allows guests up to 14 days out of the month. If you will be accommodating more than 2 guests, please inform the on-site team for approval. We do have a limit of two guests per household when visiting the community amenities with your presence.
We do not offer rental price reductions on longer leases at Arroyo Villa. You may not pay rent for a year in advance to secure your unit.
You will need to pay another security deposit to transfer from one community to another.
No, we do not allow subletting at our community.
You may elect to pay a lease break fee equal to one month of rent or you will be responsible for the remaining months of rent left on your lease agreement.

The Overlook is located near Six Flags Magic Mountain and College of The Canyons. Local parks include Central Park, Skyline Ranch Park and walking trail. The Overlook is also within 90 minutes of Mountain High Resort in Wrightwood and within 30 minutes of Castiac Lake.

The nearest coffee shop to The Overlook is Starbucks which is approximately 2 minutes away. San Fernando Coffee Company which is approximately 5 minutes away.

Our address is 19300 Maybrook Lane, Santa Clarita , 91351. If you are coming from White's Canyon area we are on the right side before the Fire Station and Skyline Ranch Road. If you are coming from the Plum Canyon area we are on the left just after Skyline Road and the Fire Station.
